CAFM software in Saudi Arabia compared (2026): an honest guide

Updated: · 6 min read

We make Mubaney, so read this with that in mind. To keep it fair, every statement about another product below comes from that vendor's own public pages, checked on 12 October 2026 and listed in the sources. Where a page does not mention something, we say "not stated", which is not the same as "not available". Ask the vendor. We also say plainly where other products do more than ours.

How to compare CAFM systems in Saudi Arabia

Feature lists all look alike. These seven questions separate the systems in practice for a Saudi FM company:

  1. Arabic that is native, not translated. Right-to-left screens throughout, the Hijri calendar, and Arabic on the documents your clients receive.
  2. ZATCA Phase 2. Can the system issue a tax invoice that ZATCA clears before the client receives it, or will you need a separate invoicing tool? Wave 25 brings almost every FM company into scope on 1 February 2027 (see our ZATCA Phase 2 guide).
  3. Field access. Does every technician, subcontractor and resident need an account or a paid seat, or can they work from a link or a QR code?
  4. SLA clocks. Response and resolution targets per client, with working days and pauses.
  5. Offline. Basements, plant rooms and remote sites have no signal.
  6. AI. What does it actually do today, on your data?
  7. Pricing model. Per user, per asset, per building or flat. This decides whether your contractors' workers are ever on the system.

Where each one fits

eFACiLiTY is built for large, multi-site estates. Its page lists space and workplace management, HR and environmental sustainability modules, and states alignment with Estidama, LEED and Vision 2030. Its sector pages include government, airports and healthcare. If you need integrated workplace management across a big portfolio, it covers ground that Mubaney does not.

e-maintain covers many industries, from facilities and manufacturing to hospitality and telecom, with an admin portal, a mobile app that works offline, and the broadest set of published AI features in this list. It is a strong option for maintenance teams in several industries across the GCC. Its pages do not mention ZATCA invoicing.

CAFM IMS publishes the longest module list here, including space management and soft services, which Mubaney does not have. It is in Arabic and English, cloud-based, and offers a free trial.

CAFMPRO is the only product here with a published price, and its listing offers on-premise deployment on request. That matters if your IT policy rules out cloud.

Excel and WhatsApp cost nothing to start, and everyone already knows them. What they cannot do is prove when a job was done, run an SLA clock, or issue a ZATCA invoice. Our guide to CAFM systems lists the signs you have outgrown them.

Mubaney is the fit when the job is FM service delivery in Saudi Arabia. That means requests from residents and clients, SLAs per client, subcontractors on site, and invoices that must be cleared by ZATCA. It was built Arabic-first. Contractors and their workers receive each job as a link, so you are not buying seats for people outside your company (see our subcontractor guide). It also runs shift rosters and attendance: in-house technicians clock in on their phone, the location is checked against the site at that moment, and timesheets and billing hours per site come out at month end. It is priced per building, with technicians, contractors and residents unlimited.

FAQ

What is the best CAFM software in Saudi Arabia?

It depends on what you run. Enterprises with large portfolios needing space and sustainability modules should look at IWMS-style platforms such as eFACiLiTY. FM service companies whose priorities are SLAs, subcontractors and ZATCA Phase 2 invoicing should shortlist systems that do those natively, such as Mubaney.

Which CAFM systems handle ZATCA Phase 2 e-invoicing?

Of the vendors compared here, only Mubaney states ZATCA Phase 1 and Phase 2 on its own pages. Others may integrate with an accounting system that does it, so ask each vendor how a cleared tax invoice is produced.

Do technicians and contractors need a paid licence?

It varies. Some systems give each technician a personal login; check whether that means a paid seat. Mubaney does not charge per user: contractors and technicians work from a secure link without an account.

Is Arabic support the same in every system?

No. An Arabic website is not the same as an Arabic product. Check right-to-left screens, the Hijri calendar and Arabic on the documents your clients receive before you sign.
